Regina Mangan Smart Savvy Strategic
It is not often you meet a person and you realise within a few minutes, that this person is smart, knows who they are, is a woman on a mission and are fun to be around.
Regina Mangan, the guest on this podcast, owns Liberty Blue Estate Agency business based in Waterford Ireland. We met in April when we were both asked to judge the Excellence in Online Business and Digital Marketing Award by Deirdre O’Flynn Development Officer County Wexford Chamber . We just clicked.
Regina has developed her business acumen over the years through ups and downs and credits her success to resilience and to motoring through the tough times. Her north star is her values. She tells me that her team spent a long time thinking about what their mission would be and they came up with a message that is everywhere in the office and on everything. It is on the walls, in their literature and in their conversations. Simply to do the right thing.
“It is the backbone of our businesses, our values, that we always do the right thing. Now the right thing isn’t always the most commercial thing to do. We take pride in what we do. So it’s a very clear compass for how we do business….to bring happiness to our customers our staff and our community”.
Women Supporting Women
Regina has been a staunch supporter of other women in business over the years too and she doesn’t fear competition. “Why would I be worried about helping somebody else.” Regina has had a good mentor for 27 years and she believes that in business you have to have a plan and to be strategic and have all activities aligned to that plan. Her advice to women is ‘to be the pilots of our own lives’ and in particular to plan for the pension years. So many women do not she says. “Prepare for financial health and set aside funds for a pension, this has to be a priority.”
On supporting other women Regina says she learned a lot from Paula Fitzsimons National Director of Going for Growth an organisation which supports women entrepreneurs. She knows many women have multiple roles in life . “Well, sometimes we have more balls to juggle. Somebody listening might say, ‘well, I don’t,’ but everybody’s different. There is data out there to say that women thrive more when they have female peers. And that’s coming from a brilliant leader called Paula Fitzsimons.
One influential woman, her mother, is a big influence on her and gave here sound financial advice that has stood to her. “The two things she drilled into me were always pay your bills and always have insurance. Those two things always stuck with me. To be honest, in the first few years, I had to get these part time jobs, failure wasn’t an option for me. So then, eventually, seven years in these apartment blocks were built. And then you know, the definition of luck, -there is no such thing as luck, it’s opportunity meeting preparation. So I was there, the business setup, I had the contacts, I put in the groundwork, and then the blocks were built.That was the absolute transformation time then for the business.”
Marginal Incremental Innovation Works
Regina is a great believer in innovation but not necessarily always the big things. “It’s all about marginal gain improvements.” That and rooting out wasteful practices in business. Some of the new practices she has brought in are online bidding for farmers who may not wish to be seen in a room with others. Using QR codes on signage is another. Her office has now gone mostly paperless too. One more pearl of wisdom “Surround yourself with good people, good mentors.”

The various competitors for the awards were each more impressive than the next. The winners of Excellence in Online Business and Digital Marketing was Candy Boutique in Wexford whose ability to use various digital platforms especially, facebook live, to grow their businesses exponentially was astounding.
